Property and Development finance
Build the project.
Plan the funding.
Property and development finance built around acquisition, works and a credible exit.
TMS Finance is a credit broker, not a lender.
Match the Funding Structure to the Project
Property projects can stall when acquisition dates, build costs and lender drawdowns do not line up. A low headline rate is not enough if the facility cannot support the programme, contingency or exit.
Property finance can help fund acquisitions, refurbishments, conversions, ground-up development and commercial property investment when the structure fits the scheme.
A funding plan that fits your sector
TMS Finance reviews the site, planning position, costs, experience, proposed exit and available contribution before approaching suitable property finance providers.
We explain the costs, repayment structure, lender requirements and any security or personal guarantee before you decide how to proceed.

Property and Development finance FAQs
Funding may be available for purchases, refurbishments, conversions, ground-up development, commercial property and investment projects. Suitability depends on the property, planning position, borrower and exit.
Lenders assess loan-to-value, loan-to-cost and, for development, the projected gross development value. The borrower will normally need to contribute equity, but the level varies by scheme and lender.
Some development and bridging facilities can retain or roll up interest so it is not paid monthly. This increases the balance due and must be included when comparing the total cost.
Experience is important for many lenders, especially on larger or more complex schemes. Less experienced developers may still have options where the professional team, contractor, contribution and project fundamentals are strong.
It may be possible in some circumstances, but the lender will consider current use, planning risk, value and the proposed route to repayment. Terms can differ materially from a consented scheme.
Common exits include sale of the completed property, refinance onto a longer-term mortgage or repayment from another clearly evidenced source. The exit must be realistic and supported by the project figures.
In addition to interest, property finance may involve arrangement, valuation, monitoring, legal, broker and exit fees. We explain the known costs and how they are calculated before you proceed.
